Secrets of Holt House by Marja McGraw

Kelly Sanders, working long hours for a law firm and living on fast food, is suddenly left independently (well, almost) wealthy as the heiress of a distant cousin's will. She goes shopping for new car, wardrobe, and with time on her hands having quit her job, calls her best friend, Sharon, to go to an estate sale at a restored Civil War era house with her. Kelly buys some of the furniture, and needing a new source of income after quitting her job, buys the house too. She opens a Bed and Breakfast, hires help, and Sharon moves in to help too, neither of them dreaming of the danger ahead until one of the guests is killed in a fall from an upper floor window. Kelly is falling in love with one of the guests and is distracted until there are strange noises and she gets several threatening notes. Then a few small things are missing from some of the rooms and another guest is killed in a fall down the stairs. Having witnessed one of the deaths but unable to see the killer, Kelly is afraid even to trust the guest with whom she's falling in love. Can she figure out who the killer is in time to save her own life - and her romance?
