Nell Woodward meets Augusta Merton in a teashop one afternoon, they become close friends, and she is invited to a country house owned by one of Gussie's relatives, Henry Morley. Gillian, Henry's wife, hopeless at managing her finances, is desperate for money and keen to find someone prepared to invest in a development being planned by her lover, Sam Whittaker, who has been introduced to her by the architect working with Henry on developing the Courtyard, a cluster of local cottages which are being quickly snapped up by eager buyers.

Nell's husband John has just left the navy and is now running an estate agency. He is equally desperate for cash and, tempted by the prospect of good returns, takes out a loan against a property he has just inherited and hands the proceeds to Sam. Little do they know that Sam is a conman, until they find that he has quietly gone abroad, never to return. Nell, heavily pregnant, is furious with John for being so naive.
