In "sunny Florida by the sea," at the Hotel de Cocoanut in Cocoanut Beach, shady hotel operator and real estate dealer Mr. Hammer (Groucho Marx) is desperate for cash. When a ripe pigeon in the person of wealthy Mrs. Potter (Margaret Dumont) wanders onto the scene, he goes into overdrive to seduce her for her millions, or sell her a bum land development called Cocoanut Manor, or both.

His plans are put in jeopardy, however, by the arrival of Harpo (Harpo Marx) and Chico (Chico Marx), two zany thieves who plan to strip his hotel and who manage to get in his way at every turn. The two also get involved in the affairs of a jewel thief (Kay Francis), who plans to steal Mrs. Potter's priceless necklace, and her partner (Cyril Ring), who is busily seducing Polly Potter (Mary Eaton), heiress to the Potter fortune, who is also being wooed by a virtuous hotel clerk (Oscar Shaw) with dreams of being an architect.
